Compensation: $75,000–$90,000 annually (DOE)

Overview
LHH Recruitment is seeking an experienced Portfolio Manager to oversee an affordable housing portfolio based in Portland, Oregon. This role is responsible for the operational, financial, and compliance performance of multiple affordable communities and serves as a key liaison between ownership and on-site teams. Affordable housing experience is highly preferred, and candidates with strong leadership, compliance knowledge, and financial acumen will thrive in this position.
Key Responsibilities
- Oversee day-to-day operations and performance of a multi-site affordable housing portfolio
- Provide leadership, coaching, and accountability to on-site property management teams
- Ensure compliance with affordable housing programs such as LIHTC, HUD, Section 8, PBV, or other regulatory requirements
- Review and analyze property financials including budgets, forecasts, variance reports, and NOI performance
- Partner with ownership and stakeholders to drive occupancy, resident satisfaction, and operational excellence
- Conduct regular site visits, audits, and performance reviews
- Support lease-ups, transitions, and corrective action plans as needed
- Ensure adherence to Fair Housing laws, landlord-tenant regulations, and company policies
- Collaborate with accounting, asset management, and compliance teams to resolve issues and improve outcomes
Qualifications
- 3+ years of portfolio, regional, or multi-site property management experience
- Affordable housing experience strongly preferred (LIHTC, HUD, Section 8, etc.)
- Proven ability to lead, develop, and support on-site teams
- Strong financial and analytical skills with experience managing budgets and financial reporting
- Knowledge of Oregon landlord-tenant law and Fair Housing regulations
- Proficiency with property management software (AppFolio, Yardi, or similar systems)
- Excellent communication, organizational, and problem-solving skills
- Ability to travel locally within the Portland metro area for site visits
- High School Diploma or equivalent required; furthering education in relation to Business and/or property management is a plus
Pay Details: $75,000.00 to $90,000.00 per year
