Real Estate Paralegal

Seattle, WA (hybrid)

Pay: $89,000-$110,000

LHH is working with a well-established law firm is seeking a detail-oriented and proactive Real Estate Paralegal to join its Real Estate and Land Use team. This role supports both transactional and litigation matters and requires strong organizational skills, a solid understanding of real estate law, and the ability to manage multiple cases and deadlines efficiently.

Key Responsibilities

Transactional Support

  • Draft, review, and organize real estate documents such as contracts, purchase agreements, leases, and closing materials
  • Conduct title searches and review title commitments and property surveys
  • Serve as liaison between clients, title companies, lenders, and other parties involved in transactions
  • Coordinate due diligence, including lien and property record searches
  • Manage escrow instructions, track critical dates, and prepare closing binders

Litigation Support

  • Assist attorneys with real estate and land use litigation, including disputes involving easements, covenants, boundaries, quiet title actions, and earnest money
  • Prepare pleadings, discovery requests, subpoenas, and related legal documents
  • Organize case files and exhibits for depositions, hearings, and trial
  • Schedule and coordinate depositions, court appearances, and client communications
  • Monitor litigation calendars and ensure timely court filings

Qualifications

  • Strong understanding of real estate transactions and litigation procedures
  • Exceptional attention to detail and accuracy in document preparation
  • Excellent organizational skills, with the ability to handle multiple priorities in a fast-paced environment
  • Strong analytical and research skills to identify issues in complex legal documents
  • Effective written and verbal communication skills for professional interaction with attorneys, clients, and third parties

Experience

  • Minimum 5 years of experience as a litigation paralegal, preferably within Washington State

Minimum 3 years of experience supporting real estate matters

Commuter info: If you use public transportation, beginning on your first day of employment you will receive an ORCA transit card.

40-hour work week anything worked over 40 hours is paid at 1.5X

PTO info:

Sick time is accrued and used as part of the PTO accrual. Employees who are regularly scheduled to work a 40-hour week will accrue at a rate to a maximum of 136 hours per year. We do let new hires take PTO they have not yet accrued within the first year of their employment. After a full year, we expect the PTO balance to be positive or 0 by the end of that calendar year. Office hours are typically 8am-5pm with a one hour unpaid lunch, that can vary a half hour in either direction. We are paid semi-monthly, on the 15th and the end of the month. If a new hire has pre-planned time off, it is always helpful to know before they start so we can arrange in advance.

  • Commencing on an employees five-year anniversary date of hire employees who are regularly scheduled to work a 40-hour week will accrue at a rate to a maximum of 176 hours per year.
  • Commencing on an employees ten-year anniversary date of hire employees who are regularly scheduled to work a 40-hour week will accrue at a rate to a maximum of 216 hours per year.
  • Commencing on an employees twenty-year anniversary date of hire, who are regularly scheduled to work a 40-hour week will accrue at a rate to a maximum of 256 hours per year.

Paid Time Off (PTO) Accrual Rates:

  • 0-3 years: 3.2 weeks/year
  • 3-5 years: 4.4 weeks/year
  • 5-10 years: 5.4 weeks/year
  • 10+ years: 6.4 weeks/year
