LHH Recruitment Solutions is seeking a skilled and proactive Building Maintenance Technician to join our team. In this role, you will be responsible for maintaining and repairing various systems within a commercial property, including electrical, HVAC, plumbing, life safety systems, and more. Electrical Systems:



  • Maintain and troubleshoot A.C. circuits and related safety procedures.


  • Reset breakers and repair outlets, switches, lighting ballasts, and circuit breakers.


  • Implement and follow lock-out tag-out procedures.


HVAC Systems:



  • Understand and apply the basic refrigeration cycle.


  • Operate, maintain, and troubleshoot DDC devices in a commercial setting.


  • Conduct minor preventative maintenance on AHUs and respond to HVAC service calls.


  • Inspect and log chiller operations, making necessary adjustments.


  • Replace belts, motors, bearings, and other HVAC components.


  • Adjust set points within the building's energy management system.


Plumbing Systems:



  • Perform basic preventive maintenance on plumbing systems.


  • Rebuild and repair flush valves, faucets, and replace toilet and urinal seals.


  • Service and maintain system pumps and pressure-reducing valves.


Life Safety Systems:



  • Operate and maintain the building's life safety systems.


  • Respond to fire alarms, conduct weekly inspections of emergency generators and fire pumps.


  • Ensure proper operation of all life safety equipment.


Miscellaneous Responsibilities:



  • Repair door closures and hardware, perform minor security system adjustments.


  • Read and record tenant utility meters.


  • Understand mechanical drawings and wiring diagrams.


  • Perform general tasks such as painting, cleaning, and unclogging drains.


  • Utilize personal protective equipment (PPE) as required.


Qualifications:



  • Proven experience in building maintenance, with a focus on electrical, HVAC, and plumbing systems.


  • Knowledge of DDC devices and energy management systems in commercial buildings.


  • Familiarity with life safety systems and relevant safety protocols.


  • Ability to read and interpret mechanical drawings and wiring diagrams.


  • Strong problem-solving skills and attention to detail.


  • Excellent communication skills and a team-oriented mindset.
