LHH Recruitment Solutions is seeking a skilled and proactive Building Maintenance Technician to join our team. In this role, you will be responsible for maintaining and repairing various systems within a commercial property, including electrical, HVAC, plumbing, life safety systems, and more. Electrical Systems:
Maintain and troubleshoot A.C. circuits and related safety procedures.
Reset breakers and repair outlets, switches, lighting ballasts, and circuit breakers.
Implement and follow lock-out tag-out procedures.
HVAC Systems:
Understand and apply the basic refrigeration cycle.
Operate, maintain, and troubleshoot DDC devices in a commercial setting.
Conduct minor preventative maintenance on AHUs and respond to HVAC service calls.
Inspect and log chiller operations, making necessary adjustments.
Replace belts, motors, bearings, and other HVAC components.
Adjust set points within the building's energy management system.
Plumbing Systems:
Perform basic preventive maintenance on plumbing systems.
Rebuild and repair flush valves, faucets, and replace toilet and urinal seals.
Service and maintain system pumps and pressure-reducing valves.
Life Safety Systems:
Operate and maintain the building's life safety systems.
Respond to fire alarms, conduct weekly inspections of emergency generators and fire pumps.
Ensure proper operation of all life safety equipment.
Miscellaneous Responsibilities:
Repair door closures and hardware, perform minor security system adjustments.
Read and record tenant utility meters.
Understand mechanical drawings and wiring diagrams.
Perform general tasks such as painting, cleaning, and unclogging drains.
Utilize personal protective equipment (PPE) as required.
Qualifications:
Proven experience in building maintenance, with a focus on electrical, HVAC, and plumbing systems.
Knowledge of DDC devices and energy management systems in commercial buildings.
Familiarity with life safety systems and relevant safety protocols.
Ability to read and interpret mechanical drawings and wiring diagrams.
Strong problem-solving skills and attention to detail.
Excellent communication skills and a team-oriented mindset.
