LHH is seeking an ASSISTANT PROPERTY MANAGER for a direct hire position in Houston, TX.
Position: ASSISTANT PROPERTY MANAGER
Type: direct hire
Location: 100% ONSITE (77043 zip code)
Pay Range: $75,000-85,000 annually DOE
Work Schedule: M-F, 9-5
SUMMARY:
The Assistant Property Manager is responsible for assisting in the direct management and oversight of assigned Industrial, Office and Retail properties with the goals of maximizing the asset value for the property owners while keeping tenants satisfied. The Assistant Property Manager will also assist in overseeing smaller construction management initiatives with/for our tenants (i.e. interior space improvements that are nonpermitted).
DUTIES:
Resolve property management issues; Maintain the properties
Full responsibility for the financial performance of the properties; Produce monthly financial reports
Ensure adherence to owners’ policies and procedures
Partner with Leasing professionals to resolve leasing issues and keep the properties occupied
Effective daily multi-tasking
Maintain personal contact with supervisor, vendors and tenants
Monitor lease expirations and work with leasing team to maximize tenant retention
Move-in and Move-outs
Complete monthly AR collections
Complete the monthly reporting according to the owner's requirements
Ensure compliance with management agreements
Coordinate property/owner teams including property management, accounting, marketing and construction
Competitively bid service contracts annually and all other services as needed
Manage vendors and billing
Assist in the implementation of operating and capital budgets
Assist and review operating expense reconciliations
Establish AR/AP guidelines, track performance and monitor recovery process
Conduct routine property inspections to prevent/identify problems and exposures
Coordinate insurance procurement, electricity procurement, and real estate tax review processes for properties
Ensure compliance with codes, regulations and governmental agency directives
Assure optimal functioning of building life safety and security systems
Consistently meet defined deadlines
Oversee minor construction projects, excluding permitted and structural jobs
QUALIFICATIONS:
Bachelors degree strongly preferred
SKILLS:
Computer/software skills: Microsoft Office including advanced Excel proficiency and Outlook; Yardi Breeze/Voyager
Yardi REQUIRED
Strong written and verbal communication skills
EXPERIENCE:
MUST have 4-5 years' experience in Industrial, Retail & Office
MUST have Commercial Real Estate experience (Stream reality great competitor)
3+ years of experience managing commercial real estate assets
1+ years of experience in industrial, retail and office properties
Commercial real estate industry experience
CPM or RPA certified a PLUS
CPM, RPA designation (or in progress) preferred
Pay Details: $75,000.00 to $85,000.00 per year
