LHH is seeking a Title & Survey Specialist to join our growing Commercial Real Estate and Housing Practice in Jacksonville, FL. This hybrid position plays a vital role in supporting real estate transactions by reviewing and analyzing title commitments, surveys, and related documentation. You’ll work closely with title companies, surveyors, attorneys, and clients to ensure all title and survey components are accurate, complete, and aligned with closing requirements.

Key Responsibilities:

  • Review and analyze title commitments, surveys, and supporting documents for commercial and housing real estate transactions

  • Identify and help resolve title issues or discrepancies

  • Coordinate with title companies, surveyors, and transaction parties throughout the process

  • Draft and review title objection letters and responses

  • Assist in preparing closing documentation and confirm all title requirements are satisfied

  • Maintain organized, accurate records of all title and survey materials

  • Provide support to attorneys and team members in the real estate and housing practice

  • Ensure compliance with applicable legal and regulatory standards

  • Conduct final title and survey review prior to closing

  • Communicate with clients to provide updates and address title-related inquiries

Qualifications:

  • Some college coursework required; Associate’s or Bachelor’s degree preferred

  • Experience in a title company or law firm with a focus on commercial real estate

  • Strong understanding of title and survey documents, processes, and terminology

  • Excellent organizational skills and attention to detail

  • Ability to work both independently and collaboratively

  • Strong written and verbal communication skills

  • Proven ability to manage multiple priorities effectively

Technology Skills:

  • Proficient in Microsoft Office (Word, Outlook, Excel)

  • Familiarity with DocuSign

  • Experience using Adobe Pro and/or Kofax

  • Knowledge of file-sharing tools such as ShareFile

  • Experience with legal management systems such as NetDocuments, Centerbase, or similar platforms is a plus
