Title: Property Manager
Location: Minneapolis, MN
Compensation: $90,000 - $100,000 (Very flexible upon experience)

Job Description
- Oversee and manage the daily operations of the property, ensuring all activities are carried out efficiently and in accordance with established guidelines.
- Supervise all on-site personnel, providing guidance and leadership to create a productive and cohesive team.
- Coordinate the training and professional development of staff members, ensuring they are equipped with the necessary skills to perform their roles effectively.
- Assign tasks and establish work schedules for the on-site team to ensure all operational needs are met in a timely manner.
- Execute leasing agreements, contracts, and renewals, ensuring compliance with legal requirements and company policies.
- Conduct and oversee the preparation of employee performance evaluations, providing feedback and addressing any areas for improvement.
- Manage the process of move-ins, move-outs, and unit turnovers, ensuring that each phase is completed smoothly and efficiently.
- Ensure the collection of rents, security deposits, and other income generated by the property, and maintain accurate records of all financial transactions.
- Monitor property expenses, including operating costs, and seek ownership approval for expenditures as required.
- Maintain the confidentiality of all community and resident records, files, and reports, ensuring compliance with privacy policies and legal standards.
- Supervise the leasing process, including interacting with prospective tenants, conducting tours, and managing the resident intake process.
- Prepare and compile detailed management reports that provide insights into the property's financial performance, occupancy rates, and operational efficiency.
- Regularly inspect the property to identify and address maintenance needs, improvement opportunities, and ensure the property is well-maintained.
- Communicate effectively with ownership, providing updates on the property’s status, identifying issues, and proposing solutions.
- Plan and organize resident events to foster a sense of community and engagement among tenants.
- Enforce property policies, procedures, and regulations, ensuring all activities comply with company standards and legal requirements.
Qualifications:
- Bachelor's Degree or 5+ years’ experience in management of large residential properties preferred.
- Demonstrated experience with property management software preferred.
- Ability to use a personal computer.
- License and ability to drive a motor vehicle.
Pay Details: $90,000.00 to $100,000.00 per year
