Location: Portland, OR Schedule: Monday-Friday (8am-5pm) Hours: 40 per week Rate of Pay: $20.00 - $36.00 per hour
Job Summary:
As a Community Manager, you will oversee the daily operations, physical assets, and financial performance of assigned properties, specifically focusing on HUD/RD or Tax Credit properties. Your role will involve managing leasing, collections, marketing, resident services, maintenance, risk management, expense control, and compliance with laws and company policies. You will also ensure that property staff adheres to company policies and procedures while maintaining compliance with all relevant regulations.
Essential Duties and Responsibilities:
Develop and implement strategies to enhance asset value.
Process and track rent increases and notices.
Manage and reconcile Accounts Receivables for the properties.
Handle approvals, issuances, and processing of unpaid and late rent notices, making recommendations for policy improvements.
Oversee rent collections, petty cash management, and timely deposits. Manage late charges, NSF fees, and other charges.
Supervise property staff with guidance from Portfolio Managers.
Foster positive relations among tenants, employees, owners, and the community.
Prepare and submit weekly reports and maintain organized, legible records.
Assist in preparing for property inspections.
Conduct daily property inspections to ensure cleanliness and address maintenance needs.
Maintain an organized file system for resident information.
Collaborate with Maintenance Technicians to manage vendor relations and performance.
Implement company policies as outlined in the Operations Manual.
Ensure compliance with federal and state regulations.
Manage resident transfers and maintain waiting list files.
Show apartments, process applications, and screen applicants for eligibility.
Maintain high occupancy levels through outreach and retention strategies.
Respond to resident complaints and explain rental agreements and policies.
Exhibit regular and reliable attendance.
Perform other duties as assigned.
Qualifications:
High school diploma or GED required; 1 to 3 years of experience in Tax Credit, HUD, or affordable housing preferred.
Valid Driver’s License and insurance required.
