Job Description: Property Manager
Location: Sacramento, CA
Direct Reports: Assistant Property Manager
Travel: Yes, to designated properties a few times a month (Yuba City, Redding, Paradise, and Sacramento)
Salary: $75,000 - $90,000
Hours: Minimum of 40 hours, negotiable
Exempt: Yes
Department Size: 200 employees (60 in office, 20 property managers)
Role Summary:
The Property Manager will maintain the profitability of individual properties while maximizing tenant satisfaction for a portfolio of approximately 1,000,000 square feet of commercial real estate. This role involves financial management, tenant relations, property inspections, and compliance with asset quality standards.
Key Responsibilities:
- Manage property financial metrics and ensure portfolio profitability.
- Provide monthly reporting and analysis on property activities.
- Read and decipher lease and vendor contracts to determine obligations.
- Approve and account for property expenses, resolving tenant billing issues.
- Perform and document property inspections and maintain preventative maintenance schedules.
- Resolve tenant issues promptly and effectively.
- Work closely with the Facilities Management division to maintain asset quality.
- Ensure asset code compliance and recommend improvements.
- Act as the primary contact for security and fire alarm calls.
- Manage and mentor Assistant Property Managers and other team members.
Requirements:
- Minimum of 5 years of recent commercial property management experience.
- Bachelor's degree preferred but not required.
- Strong background in commercial real estate.
- Experience with Yardi or similar property management software.
- Excellent organizational, analytical, and problem-solving skills.
- Strong interpersonal and communication skills.
- Ability to handle multiple projects in a fast-paced environment.
