Job Description: Property Manager

Location: Sacramento, CA

Direct Reports: Assistant Property Manager

Travel: Yes, to designated properties a few times a month (Yuba City, Redding, Paradise, and Sacramento)

Salary: $75,000 - $90,000

Hours: Minimum of 40 hours, negotiable

Exempt: Yes

Department Size: 200 employees (60 in office, 20 property managers)

Role Summary:

The Property Manager will maintain the profitability of individual properties while maximizing tenant satisfaction for a portfolio of approximately 1,000,000 square feet of commercial real estate. This role involves financial management, tenant relations, property inspections, and compliance with asset quality standards.

Key Responsibilities:

  • Manage property financial metrics and ensure portfolio profitability.
  • Provide monthly reporting and analysis on property activities.
  • Read and decipher lease and vendor contracts to determine obligations.
  • Approve and account for property expenses, resolving tenant billing issues.
  • Perform and document property inspections and maintain preventative maintenance schedules.
  • Resolve tenant issues promptly and effectively.
  • Work closely with the Facilities Management division to maintain asset quality.
  • Ensure asset code compliance and recommend improvements.
  • Act as the primary contact for security and fire alarm calls.
  • Manage and mentor Assistant Property Managers and other team members.

Requirements:

  • Minimum of 5 years of recent commercial property management experience.
  • Bachelor's degree preferred but not required.
  • Strong background in commercial real estate.
  • Experience with Yardi or similar property management software.
  • Excellent organizational, analytical, and problem-solving skills.
  • Strong interpersonal and communication skills.
  • Ability to handle multiple projects in a fast-paced environment.
