LHH is looking for a full-time Property Accountant to join our client growing company in Seattle, WA. This position will be a 6-month contract that is fully onsite at the client location.
Key Responsibilities:
Financial Reporting:
Prepare and review monthly, quarterly, and annual financial statements for assigned properties.
Ensure all financial reports comply with Generally Accepted Accounting Principles (GAAP).
Generate and analyze financial reports, including balance sheets, income statements, and cash flow statements.
Budgeting and Forecasting:
Assist in the preparation of property budgets and financial forecasts.
Monitor and report on budget variances, providing insights and recommendations for cost control.
Accounts Payable/Receivable:
Process accounts payable and receivable transactions, ensuring timely and accurate payments.
Reconcile tenant accounts and manage collections of rent and other charges.
Coordinate with property managers to address tenant billing and payment issues.
General Ledger Management:
Maintain and reconcile the general ledger for assigned properties.
Prepare journal entries and adjustments as needed.
Ensure accurate and timely month-end and year-end close processes.
Tax and Compliance:
Assist with the preparation of tax returns, including property taxes and other related filings.
Ensure compliance with local, state, and federal regulations related to property accounting.
Prepare and file sales tax returns where applicable.
Audit and Internal Controls:
Assist in the coordination of property audits, including preparing required documentation.
Implement and maintain strong internal controls to safeguard property assets.
Identify and recommend process improvements to enhance efficiency and accuracy.
Communication and Collaboration:
Liaise with property managers, leasing teams, and other departments to ensure accurate financial reporting.
Provide financial analysis and insights to support decision-making for property management.
Software and Systems Management:
Utilize property management and accounting software (e.g., Yardi, MRI, QuickBooks) for financial management.
Ensure data integrity and accuracy within the accounting systems.
Qualifications:
Education:
Bachelor’s degree in Accounting, Finance, or a related field.
CPA or other relevant certification preferred.
Experience:
Minimum of 3-5 years of accounting experience, preferably in real estate or property management.
Strong knowledge of GAAP and property accounting principles.
Skills:
Proficiency in property management and accounting software (e.g., Yardi, MRI, QuickBooks).
Excellent analytical skills with attention to detail.
Strong communication and interpersonal skills.
Ability to manage multiple properties and meet deadlines.
Proficiency in Microsoft Office Suite, particularly Excel.
Compensation: $33-$40/hour DOE
