Our client, a local community staple, has an exciting opening to join their team as their new Director of Property Management!
The Director of Property Management (DPM) will be responsible for managing the day-to-day operations of a diverse portfolio of 26 multifamily properties, affordable housing units and staff members.
Key Responsibilities:
Team Leadership: Develop and coach site teams to enhance performance, including training in regulatory compliance (REAC, LIHTC, HUD, etc.), resident retention, and operational procedures.
Financial Oversight: Prepare and review monthly property summaries, variance reports, and budgets; manage financial reporting to CEO, CFO, and other stakeholders.
Site Management: Conduct regular site visits, mentor Property Managers, address ongoing issues, and ensure properties are maintained and operated in compliance with all regulations.
Regulatory Compliance: Direct staff in preparing for and responding to regulatory reviews, inspections, and audits.
Strategic Development: Collaborate with the Real Estate Development Department on new projects, and oversee initial marketing, lease-up, and transition to operation for new properties.
Resident Services: Work with Resident Service Coordinators and other departments to connect residents with necessary services and support community empowerment.
Vendor Management: Evaluate vendor contracts annually and manage client relations for third-party management contracts.
Required Knowledge, Skills, and Abilities:
Experience: Minimum of 8 years in property management with a focus on affordable housing.
Regulatory Knowledge: Proficient in Section 42 low-income housing tax credit, Section 8 HUD, and other related housing programs.
Leadership: Proven ability to manage, supervise, and develop a diverse team.
Communication: Excellent written and verbal communication skills; public presentation abilities.
Technical Skills: Experience with property management software (Yardi, MRI, etc.).
Community Engagement: Ability to work effectively with diverse community groups and promote independent living for residents.
Bilingual Skills: English/Spanish proficiency is highly desirable.
Education and Certifications:
Education: Bachelor’s degree in management, finance, or a related field; equivalent industry experience considered.
Certifications: Certified Property Manager (CPM), Certified Occupancy Specialist (COS), and a valid California driver’s license. National compliance certification and California Department of Real Estate Broker’s License preferred.
